Full Home Inspection

A home inspection is a limited, non-invasive examination of the condition of a home, often in connection with the sale of that home. Our home inspections are conducted by a licensed home inspector who has the training and certifications to perform such inspections. Our home inspectors will describe the condition of the home at the time of inspection but does not guarantee future condition, efficiency, or life expectancy of systems or components. After the inspection, we will  prepare and deliver a written report of findings to you by email. You may then use this gained knowledge to make informed decisions about the pending real estate purchase. 

4 Point Home Inspections

A 4 Point inspection is like a check-up for the vital systems in your home. The inspection is not conducted on a pass or fail basis, but it can reveal areas that need repair. The 4 points examined are the roof, electrical wiring, plumbing, and heating/cooling systems.  These are typically required by your home insurance provider when purchasing a new home or sometimes required when renewing an older policy.

Wind Mitigation

A windstorm inspection, also referred to as a windstorm mitigation inspection, windstorm insurance inspection or wind mitigation inspection, is a kind of home inspection common in the coastal areas of the Southeastern United States. The Wind Mitigation Inspection verifies the appropriateness of the structure construction in the event of a windstorm or hurricane and is a valuable service that might reduce your windstorm insurance premiums. Wind Mitigation Inspections look for building features that would reduce damages during a high wind event.  

Pre Listing Inspections

As a homeowner, you are now getting ready to list your home and your realtor may recommend you do a pre-listing inspection. So, why would you want to know what is wrong with your home just when you are about to sell it? Because it could affect your sale price, your potential negotiations with a home buyer, and it could save you money in the long run. Homeowners whom we have conducted a pre-listing inspection always tell us how grateful they are to have ordered one!  A pre-listing inspection will inspect all of your home’s accessible areas from top to bottom. The inspection could uncover previously unknown issues such as leaks or electrical issues. A serious issue uncovered by a buyer during the due diligence period could actually derail their offer and the entire transaction.

Why we recommend a pre-listing inspection
1. It provides full transparency both for the seller and the buyer.
2. It offers opportunity to address any issues uncovered prior to listing your home.
3. It helps you to set the sale price accordingly knowing your home is in top shop for listing. In some cases, the seller might decide not to address the issues but to provide full disclosure to the buyer allowing them to address the issues.
4. Full disclosure on issues addressed or left for the buyer allows for no surprises during the final negotiations. It also shows a potential buyer that you have nothing to hide easing their concerns.
5. In some states, pre-listing inspections are par for the course and expected by savvy buyers in competitive markets. Although most buyers will still do their own inspections, they are able to review a pre-listing inspection before they even make an offer. It saves times for both sides.

 

Pool Inspections

Pool inspections are visual, non-destructive evaluations of the pool and its associated systems and components. The inspection is geared towards evaluating the current condition of all accessible pool components, the safety and functionality of the pool, its systems and surroundings. Pumps, filters, heaters, timers are identified and tested

Dock, Deck, and Sea Wall Inspections

The inspection of the Dock and/or Seawall includes an evaluation of the seawall cap, bulkhead, piles, panels, hardware (cleats etc.), decking and framing structure, water/electric service, drainage and if agreed upon the boat lift and any other component which are visible. (This is an inspection of the visible components only).

Thermal Imaging

A Thermal Imaging Inspection is a non-invasive process that uses an infrared camera to measure and record the surface temperature of materials. Although this technology does let you see more than the naked eye, it is not x-ray vision and will not let you see through walls.

  • Ozone service with Decon 5 diffuser.

A free in home evaluation will be required to determine the best level of service to meet your expectations.

 

IDL Blower Door Testing For New Homes

A blower door is a machine used to measure the airtightness of buildings. It can also be used to measure airflow between building zones, to test ductwork airtightness and to help physically locate air leakage sites in the building envelope. The 5th Edition (2015) Florida Energy Code requires Blower Door testing for all residential homes and multi-family buildings (3 stories or less).  TCOR provides Blower Door testing,  and maintains the associated training to make energy code compliance simple and prevent delays.

Florida’s Residential Energy Code requires that:

  • Each house/unit pass a Blower Door test with 7 air changes per hour (7 ACH50) or less
  • Documentation of verified duct leakage test results is required when declaring a value other than a default (Prescriptive or Performance Path)
  • Mechanical Ventilation is implemented for houses that test at 3 air changes per hour (3 ACH50) or less for the Blower Door test
